WHAT IS THE MINIMUM TERM OF A TENANCY?

You will be required to sign an assured shorthold tenancy agreement. These are granted for a minimum of 6 months but can be up to three years in length before renewal is necessary. Generally most people will sign for a 12 month period. 

If you wish to leave the property before the end of the agreed period you will need to find a replacement tenant to occupy the property. We will consider short lets in special circumstances.

WHAT DO I NEED TO DO IF I LIKE THE PROPERTY?

To reserve a property, you must pay a one month rent plus £100. Deposit requirements vary between properties, according to the landlords requirements If we decline the tenancy, the money is refunded to you. 

HOW QUICKLY CAN I MOVE IN?

Once you have decided on the property, you should allow between 1 to 14 days before you move in. This allows time for referencing and preparation of the property. We will let you know if there are tenants who need to vacate the property before you can move in as this will usually take up to two weeks.

WHAT REFERENCES WILL YOU NEED FROM ME?

As a minimum we will require satisfactory references from your employer, current or previous landlord. We may also ask for a personal reference, and in any applicant under the age of 25 a guarantor will be required.

WHAT IS A GUARANTOR?

A Guarantor is someone who is responsible for the Tenant’s payment of rent. Should the rent not be paid, or if the Tenant causes damage to the property beyond the value of the deposit held, the Guarantor will be held responsible. 

A guarantor must complete an application form and be credit referenced. It will also be necessary for the guarantor to agree to the terms and conditions of our contract so make them legally responsible for missed rental payments or damaged that may occur.

HOW DO I PAY THE RENT?

Rent is to be paid monthly in advance by standing order from your bank. Payment is set up to be withdrawn from your account on the due date. We also accept cash and cheques.

WHEN WILL I GET MY DEPOSIT BACK

Your deposit, which is insured through MyDeposits, will be refunded subject to the condition of the property and proof there are no outstanding utility bills.
